What goes into one Airbnb turnover cost, line by line?
Short answer
One turnover costs the sum of cleaner pay, laundry, consumables such as toilet paper, soap and coffee, a small share for linen wear and any per-stay software or service fees. There is no single market price. Add up your own local rates line by line, then compare the total to the cleaning fee you charge.
The basics
A turnover costs whatever it takes to make the rental ready for the next guest. Cleaner rates, laundry costs and supply prices vary by area and by home, so the only reliable number is your own. Build it from five lines.
The five cost lines
- Cleaner pay. A flat rate per turnover or hourly pay times hours.
- Laundry. On-site: detergent, water and power. Off-site: the per-load or per-set fee from your laundry or linen service.
- Consumables. Toilet paper, soap, shampoo, dish soap, trash bags, coffee and starter items.
- Linen wear. A small amount per stay set aside to replace sheets and towels as they wear out.
- Per-stay tools. Any cleaning scheduling app or service charged per home or per job.
Turno, for example, is free for one property (opens in a new tab) and charges $10 per billable property per month if you use your own cleaners. A monthly fee like this spreads across all stays that month.
A worked example
Hypothetical numbers for a 2-bedroom rental with on-site laundry:
| Cost line | Amount per turnover |
|---|---|
| Cleaner pay | $70 |
| Laundry (detergent, water, power) | $4 |
| Consumables | $9 |
| Linen wear allowance | $5 |
| Scheduling app ($10/mo over 8 stays) | $1.25 |
| Total | $89.25 |
If this host charges a $90 cleaning fee, the turnover roughly breaks even. But platform fees can apply to the cleaning fee too, so the host may be a few dollars short. That is worth knowing before raising or lowering the fee.
These figures are examples only. Replace each line with your own local rates.
How to find your real numbers
- Cleaner pay: use your agreed rate. If hourly, track actual hours for a few turnovers.
- Laundry: for off-site, use the invoice. For on-site, a rough estimate is fine.
- Consumables: divide what you spend on supplies in a month by the number of stays.
- Linen wear: divide what you spent replacing linens over a period by the stays in that period. If you are new, start with a small allowance and adjust.
Longer stays and more guests usually mean more laundry and more supplies. If your stays vary a lot, work out the cost for a short stay and a long stay separately.
Why the per-turnover number matters
Short stays mean more turnovers per month. A 2-night stay and a 7-night stay can cost the same to turn over, but the cost per night is very different. Knowing your turnover cost helps you set a cleaning fee and a minimum stay that make sense.

Calculate my turnover costFrequently asked questions
What is included in a turnover cost?
A turnover cost includes cleaner pay, laundry, consumables such as toilet paper and soap, an allowance for linen wear and any per-stay software or service fees.
Is there an average Airbnb turnover cost?
There is no single reliable figure, because cleaner rates, laundry costs and supply prices vary by area and home. Add up your own costs line by line.
Should my cleaning fee cover the full turnover cost?
That is your choice. Compare your cleaning fee, after any platform fees, to your full turnover cost so you know whether cleaning makes or loses money on each stay.
How do I estimate linen wear per stay?
Divide what you spent replacing sheets and towels over a period by the number of stays in that period. If you are just starting, set a small allowance and adjust it later.
