How many sheet sets do you need per bed in a rental?

Short answer

Plan 3 sheet sets per bed if you wash on-site: one on the bed, one in the laundry and one spare. If laundry is off-site or handled by a linen service, plan 4, because two sets are usually away at once. Adjust up for back-to-back turnovers or slow laundry, and buy sets by bed size.

The basics

3 sets per bed with on-site laundry. 4 sets per bed with off-site laundry or a linen service. This is HostCalmly's planning model, not an industry standard, and you can change it for your rental.

How the count works

Sheet sets per bed = 1 on the bed + sets in the laundry at the same time + spare.

Laundry setupOn the bedIn laundrySpareSets per bed
On-site1113
Off-site or linen service1214

The spare covers stains, damage and the day a guest checks out late and the dryer is still running. Off-site laundry adds a set because one batch is often out while another is being returned.

What counts as one set

For each bed, one set usually means:

  • 1 fitted sheet
  • 1 flat sheet or duvet cover, depending on your bedding
  • 1 pillowcase per pillow on that bed

Pillows themselves are bought once, not per set. Count pillowcases per set by how many pillows are on the bed.

A worked example

Hypothetical rental: 1 King, 1 Queen and 2 Twin beds, off-site linen service.

  • King: 4 sets
  • Queen: 4 sets
  • Twins: 2 beds × 4 = 8 sets
  • Total: 16 sets, bought by size: 4 King, 4 Queen, 8 Twin

If the king bed has 4 pillows, each king set needs 4 pillowcases, so 16 King pillowcases in total.

With on-site laundry, the same rental needs 12 sets: 3 King, 3 Queen and 6 Twin.

When to plan more

  • Back-to-back turnovers with no time to wash and dry between guests
  • Slow laundry turnaround, such as a service that returns sets after several days
  • Long stays where guests get a mid-stay linen change
  • Sofa beds or bunks that are used only some of the time still need their own sets
Note

Buy all sets for one bed size in the same color. White or one neutral shade lets cleaners use any set on any bed of that size, which matters more than having a spare in a second color.

Keep the count accurate

  1. Store sets by size, with each set folded inside one of its pillowcases.
  2. Count sets at each turnover or once a week.
  3. Pull worn sets and reorder when any size drops below your plan.

Frequently asked questions

How many sets of sheets does an Airbnb need per bed?

HostCalmly plans 3 sets per bed with on-site laundry: one on the bed, one in the wash and one spare. With off-site laundry or a linen service, plan 4.

Why do I need more sheet sets with a linen service?

With off-site laundry, one batch is often away while another is being returned. An extra set per bed keeps you covered while sets are out.

Do I need a separate sheet set for a sofa bed?

Yes. Count a sofa bed or bunk like any other bed and give it its own sets in the right size.

How many pillowcases come with each set?

Plan one pillowcase per pillow on that bed. A king bed with 4 pillows needs 4 pillowcases in each set.
