How many sheet sets and towels does a vacation rental need?
Short answer
With on-site laundry, plan three sheet sets per bed (one on the bed, one in the wash and one spare) and three cycles of towels per guest at maximum occupancy. With off-site laundry or a linen service, plan four sets per bed, and a fifth if back-to-back stays fall inside the laundry turnaround.
Buying linen by feel usually ends one of two ways. You run short on a back-to-back day, or you have a closet full of sheets that never get used. A small model fixes both.
The basic model
For each bed, count how many sets exist at the same moment during a turnover:
- On the bed. One set is always in use.
- In the laundry. One or more sets are being washed or dried, or are on their way back.
- Spare. One set for stains, tears, a late laundry run or a guest who spills wine at midnight.
With on-site laundry, where the cleaner washes during the turnover, one set in the laundry is usually enough. That gives three sets per bed. With off-site laundry or a linen service, sets can be gone for two or three days. If you have back-to-back stays in that window, you need one extra set for each turnover that happens before the first batch comes back. Plan four sets per bed in that setup, and add a fifth if back-to-back stays often fall inside that window.
Count each bed size separately
A Queen sheet does not fit a Twin. Count every bed size on its own line. A sleeper sofa or a daybed counts as a bed if guests use it.
Towels cycle on their own
Bath towels are counted per guest, not per bed. A typical guest uses one bath towel and one washcloth. Hand towels are counted per bathroom: two per bathroom is a common starting point. Use your maximum guest count, then apply the same logic: in use, in the laundry and spare. Towels also wear out and stain faster than sheets, so plan to replace some each year.
Pillows and other one-time items
Pillows, duvets, mattress protectors and pillow protectors are bought once and replaced when worn. They do not multiply with your laundry cycle. What does cycle is the pillowcase, which usually comes inside a sheet set.
What a "set" means when you shop
A standard sheet set is usually a fitted sheet, a flat sheet and two pillowcases. Check the package. Some sets include four pillowcases. Some sell sheets and pillowcases separately. Multi-packs may hold two or more full sets. Count how many complete sets you are actually getting before you buy.
If your beds have more than two pillows, a standard set will not cover them. Buy extra pillowcases in the same color, so every set is complete when it comes out of the laundry.
A worked example
This is a hypothetical two-bedroom rental with two Queen beds and one Twin bed, with on-site laundry.
- Pick sets per bed. On-site laundry, so 3 sets per bed.
- Queens: 2 beds × 3 sets = 6 Queen sets.
- Subtract what you own. The host already has 2 Queen sets, so 4 more are needed.
- Convert to packs. If the Queen sheets are sold in 2-packs, 4 sets means 2 packs.
- Count the Twin on its own line: 1 bed × 3 sets = 3 Twin sets. The host owns none, so 3 sets are needed.
- Count towels. Maximum 5 guests × 3 cycles (in use, in the laundry, spare) = 15 bath towels and 15 washcloths. Hand towels: 2 per bathroom × 3 cycles = 6 per bathroom.
- Count pillowcases. If each Queen bed has four pillows and sets come with two cases, each Queen set needs 2 extra cases. For 6 Queen sets, that is 12 extra pillowcases.
If this host later switched to a laundry service that kept sheets for two days, they would recount with 4 sets per bed, or 5 if back-to-back stays often fall in that gap.

How many sheet sets per bed do I need with a linen service?
With off-site laundry or a linen service, sets can be gone for two or three days, so add one extra set for each turnover that happens before the first batch comes back. Plan four sets per bed in that setup, and add a fifth if back-to-back stays often fall inside that window.
Are towels counted per bed or per guest?
Bath towels and washcloths are counted per guest: one each per guest at your maximum guest count, times three cycles (in use, in the laundry, spare). Hand towels and bath mats are counted per bathroom.
Does a sleeper sofa need its own sheet sets?
Yes. A sleeper sofa or daybed counts as a bed if guests use it, and each bed size needs its own count because a Queen sheet does not fit a Twin.
