Should I take direct bookings for my vacation rental?

Short answer

Direct bookings skip the platform fee, but you pay card processing (Stripe lists 2.9% plus 30 cents for US cards), write your own terms, arrange your own damage cover and collect every tax the platform used to remit. Airbnb's policy bans moving Airbnb guests off the platform, including rebooking them directly or offering a discount to book elsewhere. Build direct bookings from guests who find you on your own.

A direct booking saves the platform's cut, and it hands you every job the platform was doing for that cut. This page lists what changes, with sources read on Nov 4, 2026, so you can decide whether the savings are worth the work. HostCalmly is not affiliated with Airbnb, Vrbo or any payment company. This isn't legal or tax advice. Have a local attorney review your rental terms and a CPA or your county tax office confirm your tax setup.

Fees: platform cut versus card processing

Airbnb's service fee article (opens in a new tab) says most hosts on the host-only fee pay 15.5%, deducted from the payout, and hosts on the split fee mostly pay 3% of the nightly price plus host fees. Vrbo's commission article (opens in a new tab) lists 12% on the rental amount and extra fees, and says hosts using their own payment processor pay its fees on top. Our platform fee comparison goes deeper.

Direct, you pay a card processor instead. Published US rates, as of Nov 4, 2026:

  • Stripe (opens in a new tab): 2.9% plus 30 cents per domestic card charge, 1.5% more for international cards and 1% more when currency conversion is needed. Each dispute costs $15.
  • Square (opens in a new tab): 2.9% plus 30 cents for online store payments, 3.3% plus 30 cents for invoices and payment links, and 3.5% plus 15 cents for manually keyed cards.

Hypothetical example. A $1,000 stay (nights plus cleaning) charged by card through Stripe costs $29.30 in processing. The same $1,000 on Airbnb's host-only fee at 15.5% is $155. The $125.70 difference is not profit. It has to pay for your booking website or software, your time answering inquiries, insurance and anything you spend to bring the guest in. Put both versions through the Airbnb fee calculator and the profit calculator.

Card processors also report your payments. The IRS Form 1099-K page (opens in a new tab) says card payments have no reporting threshold, so expect a 1099-K from your processor however small your direct business is. See the 1099-K threshold for platform payments.

Airbnb's rule on taking guests off the platform

This is the rule that decides where your direct guests can come from. Airbnb's pricing and payment transparency policy (opens in a new tab) says payments for current, future and repeat bookings must stay on Airbnb. Hosts and guests may not:

  • Talk off Airbnb before booking (all pre-booking messages stay on Airbnb)
  • Put links in listings or messages that take people off Airbnb
  • Offer or ask for a discount to book outside Airbnb
  • Rebook an Airbnb reservation off the platform, including by canceling it
  • Extend an Airbnb reservation off the platform
  • Collect mandatory fees off the platform

Airbnb's deception and scams policy (opens in a new tab) adds that users may not share personal contact information outside the platform, and Airbnb's paying and communicating article (opens in a new tab) says Airbnb reviews messages and blocks those that appear to contain contact details or outside links. For reservations booked on or after Nov 20, 2026, Airbnb's host requirements policy (opens in a new tab) also bars hosts from soliciting guests' contact details during booking or the stay. Violations can lead to warnings, listing removal or account suspension.

The pages we read don't address promoting your own website elsewhere or contacting past guests who reach out to you on their own. If that's your plan, ask Airbnb before you act. The safe path is to build direct bookings from people who find you independently, through your own website, search, social profiles or local partners, and never through Airbnb messages, listings or guest data.

Vrbo's rules on this weren't covered by the pages we read. Check Vrbo's terms before you market to Vrbo guests.

Damage protection and insurance

Airbnb's AirCover for Hosts article (opens in a new tab) lists $3 million in host damage protection and $1 million in host liability insurance, with guest identity verification and reservation screening, all tied to Airbnb stays. It also says AirCover is not a substitute for your own insurance. Vrbo's damage protection options (opens in a new tab) are set by the host and chosen by the guest when booking on Vrbo.

A direct guest has none of that. Before your first direct booking:

  • Ask your insurer in writing whether your policy covers short-term guests booked directly, for both damage and liability. Our insurance basics guide lists the questions.
  • Decide on a refundable damage deposit or a card hold, how much, when you release it and what you'll deduct for. Put it in your terms.
  • Keep dated photos of the home before each stay, so a claim has evidence.

Your own terms

On Airbnb you pick a cancellation policy from a menu, and for reservations booked on or after Nov 20, 2026, Airbnb's host requirements policy generally bars hosts from requiring a separate rental agreement. Direct, your written terms are the whole agreement. They should cover at least:

  • Payment schedule and accepted methods
  • Cancellation and refund terms, with dates
  • Maximum guests, visitors, pets and events
  • Damage deposit amount, release timing and deductions
  • Check-in and checkout times, and what happens with a late checkout
  • Quiet hours and any HOA or local rules
  • What happens if the home becomes unusable (storm, outage)

Your house rules carry over. The house rules template is a starting point.

Taxes the platform used to remit

Airbnb's tax collection article (opens in a new tab) says it collects and remits occupancy taxes only in places where it has an agreement or a legal duty, and that hosts there remain responsible for every other tax. Vrbo's lodging tax article (opens in a new tab) says owners must collect and remit lodging tax when Vrbo isn't liable to, including bookings not made through its online system.

So for a direct booking, you collect and file every lodging tax yourself: state, county and city. That may mean registering with a tax office you never dealt with when the platform handled it. Our short-term rental taxes answer explains the layers. Confirm your registrations and rates with your county tax office or a CPA before you take the first direct payment.

Payment fraud

The FTC describes two scams that hit direct-booking hosts.

  • Overpayment. The FTC's fake check scam guidance (opens in a new tab) says a stranger sends more than they owe and asks you to refund the difference. Banks must make deposited funds available quickly, but it can take weeks to discover a check is fake, and then you owe the money back. Don't accept checks from people you don't know, and never refund an overpayment.
  • Copied listings. The FTC's vacation rental scam alert (opens in a new tab) says scammers repost real rentals with their own contact details and ask renters to wire money or pay with gift cards. Search your photos and address now and then, and tell guests in writing that you only take card payments through your booking system.

Airbnb's payment policy also warns that unexpected requests to pay by wire, bank transfer, cashier's check or money order may be fraud. Take cards through a processor, and use the processor's dispute tools if a guest charges back.

Do you need software for this?

To take direct bookings you need a website with a calendar that syncs with your listings, so dates can't double book, plus a way to take card payments and send your terms. Booking websites and property management software bundle these. Our property management software comparison notes which plans list a direct booking site.

Frequently asked questions

Can I invite my Airbnb guests to book directly next time?

Airbnb's payment policy bans rebooking Airbnb reservations off the platform, offering discounts to book outside Airbnb and links that take people off Airbnb. Its pages don't address every situation, so ask Airbnb before contacting a past guest about a direct stay.

Can I put my website in my Airbnb listing?

No. Airbnb's payment policy bans links in listings or messages that take people off Airbnb.

How much does card processing cost for direct bookings?

Stripe lists 2.9% plus 30 cents per US card charge and Square lists 2.9% plus 30 cents for online store payments, as of Nov 4, 2026. International cards and keyed-in cards cost more.

Does AirCover cover direct bookings?

Airbnb's AirCover article describes protection for Airbnb stays only. For direct guests, get written confirmation of cover from your insurer.

Do I have to collect occupancy tax on direct bookings?

Yes, where the tax applies. Airbnb and Vrbo only collect for bookings made on their platforms, in places where they've set it up. Confirm with your county tax office or a CPA.
