Dynamic pricing tools for small hosts, compared

Short answer

One listing that already books most nights may not need a paid tool: Airbnb Smart Pricing moves your price within a minimum and maximum you set, or you can set rates by hand, with your break-even rate as the floor either way. If you pay, a flat price per listing (PriceLabs $19.99, Wheelhouse Pro Flat $19.99, Hospitable's $15 add-on on its free plan) costs less than a 1% fee (Beyond Growth, Wheelhouse Pro Flex) once a listing books more than $1,999 a month, or $1,500 against Hospitable's add-on.

Prices, trials and limits side by side

Monthly prices in US dollars before tax, read on each vendor's own pricing and help pages. Percentage fees are worked out on a hypothetical month of $3,000 in bookings per listing; your own bookings change those cells, not the flat prices. Listed alphabetically, not ranked. Where a page doesn't say, we write that instead of guessing.

When you don't need a paid tool

  • One listing, Airbnb only. Smart Pricing moves your nightly price within a minimum and maximum you set. Airbnb's help article doesn't state a cost. Weekly, monthly and trip-length discounts override it and can take the guest price below your minimum, so set those with the same floor in mind.
  • Few open nights. If most nights already book at your rate, a tool has little left to reprice. Set rates by hand, with your break-even rate as the floor, and review them when a month looks slow. A $19.99 flat tool costs $239.88 a year.
  • On Hospitable's free plan. PriceLabs isn't allowed and Airbnb Smart Pricing is turned off when you connect. Set rates by hand in Hospitable, or add its Dynamic Pricing at $15 per property a month after the trial. PriceLabs with Hospitable's free plan walks through the options.

When a flat fee beats a percentage of bookings

A flat price per listing costs the same in a busy month and a quiet one. A percentage grows with your bookings. They cost the same where bookings equal the flat price divided by the percentage: $19.99 ÷ 1% = $1,999. Above that, the flat price costs less.

Monthly bookings per listing above which each flat price costs less than a 1% or 1.25% fee
Flat price per listingPer monthCheaper than 1% aboveCheaper than 1.25% above
PriceLabs, first listing source$19.99$1,999$1,599.20
PriceLabs, listings 2 to 5 source$14.99$1,499$1,199.20
Wheelhouse Pro Flat source$19.99$1,999$1,599.20
Hospitable add-on on Essentials source$15$1,500$1,200

1% is Beyond Growth and Wheelhouse Pro Flex; 1.25% is Beyond Pro. In the example month of $3,000, 1% is $30 and 1.25% is $37.50, against $19.99 for PriceLabs' first listing. Two things move the line:

  • Beyond charges its percentage on the nightly rate plus guest-paid fees such as cleaning, so use your bookings including those fees. Its first $5,000 in bookings are free, under two months at $3,000 a month.
  • On a paid Hospitable plan, Dynamic Pricing is already included for active properties, so it adds nothing to a bill you pay anyway.

PriceLabs vs Beyond works the same math through for one to three listings, with trials, minimum prices and connections side by side.

Set your minimum price first

Every tool here lets you set a minimum price. Make it at least your break-even rate, the lowest nightly rate that still covers your monthly costs at the occupancy you expect. The break-even rate calculator works it out from your own numbers. PriceLabs and Wheelhouse hold their prices at that minimum; on Airbnb and in Hospitable, discounts and promotions can still go below it. The host stack puts pricing next to the other hosting jobs.

Who each one suits

  • Airbnb Smart Pricing: One listing on Airbnb only, with no management software in between.
  • Beyond: Hosts who'd rather pay only when nights book, and quiet months where a flat fee would sit unused.
  • Hospitable Dynamic Pricing: Hosts on Hospitable. On its free plan PriceLabs isn't allowed and Airbnb Smart Pricing is turned off, so this add-on is the dynamic option there.
  • PriceLabs: Hosts on OwnerRez or a paid Hospitable plan, or on Airbnb alone, who want a published flat price per listing.
  • Wheelhouse: Hosts who want to choose between a flat price and a percentage in the same tool.

Frequently asked questions

Do I need a paid dynamic pricing tool for one listing?

Not always. With one listing on Airbnb, Smart Pricing moves your nightly price within a minimum and maximum you set, and you can always set rates by hand. Make the minimum your break-even rate from the break-even rate calculator. A paid tool has more to do when many nights sit open or the same home is listed on more than one platform.

Is a flat fee or a percentage of bookings cheaper?

It depends on what a listing books. A $19.99 flat price equals a 1% fee at $1,999 of bookings a month and a 1.25% fee at $1,599.20. Above that, the flat price costs less; below it, the percentage does. At a hypothetical $3,000 a month, 1% is $30.

Can I use PriceLabs with Hospitable's free plan?

No. Hospitable's Essentials plan doesn't allow outside pricing tools such as PriceLabs; its Host, Professional and Mogul plans do. On Essentials, Hospitable's own Dynamic Pricing is a $15 add-on per property a month after a trial of 30 days or 3 bookings. More in PriceLabs with Hospitable's free plan.

What should my minimum price be?

At least your break-even nightly rate, the lowest rate that still covers your monthly costs. PriceLabs and Wheelhouse hold their prices at your minimum (a fixed date override in PriceLabs can go lower). On Airbnb and in Hospitable, discounts and promotions can take the guest price below it, so check them too.

Is Airbnb Smart Pricing free?

Airbnb's Smart Pricing help article doesn't state a cost, so we can't confirm a price either way. It prices your Airbnb listing only, and Hospitable's free plan turns it off when you connect Airbnb.
