Storm or hurricane warning message
Short answer
Send it as soon as a storm watch or warning covers your area. Point guests to the official sources for evacuation orders, tell them what to do if one is issued (leave, lock up, tell you), say where the emergency information is in the home and how to reach you. Leave refund and cancellation questions to the platform's own policy.

When to send it
Send it when a watch or warning covers the area, not at the first long-range forecast. Follow up only if something changes: an evacuation order, a power or water outage you know about, or the all-clear. Keep each message short, because guests may be reading on a phone with a low battery.
Tips
- Name the official sources, don't predict the storm yourself. In Florida, the state's Know Your Zone (opens in a new tab) page shows evacuation zones; elsewhere, the county emergency office does.
- Don't promise refunds in the message. On Airbnb, the Major Disruptive Events Policy (opens in a new tab) decides what applies when a declared event affects a stay. Point guests to the platform.
- Keep the emergency info sign up to date with the full street address and where the shutoffs are, so guests aren't relying on a message.
- Our hurricane prep answer has the host checklists for the season and for the 72 hours before a storm.
Frequently asked questions
Should I tell guests to cancel?
No. Share the official information and let the platform's policy handle changes. If an evacuation order covers the home, guests should follow it.
What if the guest wants to stay through the storm?
Point them to the official orders for the area. If an evacuation order covers the home, they should leave as instructed. Tell the platform's support team if you're worried about a guest's safety.
When should I send the all-clear?
When officials lift the evacuation order and you or someone you trust has checked the home is safe to return to: power, water and access.
