Can I cancel an Airbnb booking without a penalty as a host?

Short answer

Only with a valid reason. Airbnb waives host cancellation fees for things like emergency repairs, serious illness, proof a guest plans to break a house rule or hold a party, and major disruptive events, usually with documentation. Otherwise the fee is 10, 25 or 50 percent of the reservation amount (minimum $50), you get no payout, the dates can be blocked and Superhost status is at risk. Don't ask the guest to cancel for you, because Airbnb and Vrbo both treat that as a policy problem.

Canceling on a guest is the most expensive thing you can do on Airbnb, short of a safety problem. The fee is only part of it. You also lose the payout, the dates can be blocked and your cancellation rate feeds into Superhost. The good news is that Airbnb publishes a list of reasons that waive the fee, and a guest who says they'll break your house rules is one of them. Everything below comes from Airbnb's and Vrbo's own policy pages, read on Nov 4, 2026. HostCalmly is not affiliated with either platform.

Airbnb's host cancellation fees

Airbnb's Host Cancellation Policy for homes (opens in a new tab) (effective Oct 9, 2023) sets the fee by how close to check-in you cancel.

When you cancelFee
More than 30 days before check-in10% of the reservation amount
48 hours to 30 days before check-in25% of the reservation amount
48 hours or less before check-in, or after check-in50% of the reservation amount for nights not stayed

The minimum fee is $50. The reservation amount includes the base rate, cleaning fee and pet fees, but not taxes or guest fees. Fees are usually taken from your next payout. For stays of 28 nights or longer, the policy calculates the fee differently, so read that section if you host monthly stays.

Hypothetical example

A 4-night booking at $180 a night with a $120 cleaning fee has a reservation amount of $840. Cancel 10 days before check-in and the fee is 25%, or $210. Cancel 40 days out and it's 10%, or $84. You get no payout either way.

What else happens when you cancel

Airbnb's host cancellations overview (opens in a new tab) and the policy list these consequences:

  • No payout for the canceled reservation. If you were already paid, Airbnb takes it back from future payouts.
  • Blocked calendar. Airbnb may block the canceled dates so you can't rebook them.
  • Superhost risk. Airbnb's Superhost requirements (opens in a new tab) include a cancellation rate under 1%. Cancellations for major disruptive events or other valid reasons don't count against you.
  • Suspension or removal. Canceling without a valid reason can lead to suspension or removal of your listing or account.
  • Full refund to the guest. Under Airbnb's rebooking and refund policy (opens in a new tab), a guest whose host cancels before check-in gets a full refund, and Airbnb may help them find a similar place.

Reasons that waive the fee

Airbnb's article on canceling without adverse consequences (opens in a new tab) lists these valid reasons for home hosts:

  • Circumstances beyond your control, such as major damage or emergency repairs (a gas leak or burst pipe)
  • Serious personal illness that prevents you from hosting
  • Proof that a guest intends to break a house rule, hold an unauthorized party or otherwise violate Airbnb's party policy
  • A major disruptive event, such as a declared public health emergency or government travel restrictions

For Instant Book reservations, Airbnb says you may also cancel in some cases when the guest makes clear they'll likely break a house rule (for example by bringing a pet or smoking), or when the guest has several unfavorable reviews or lacks profile information. If you cancel a lot of Instant Book reservations, you may be required to turn Instant Book off.

Expect to show proof. Airbnb's examples are photos or videos of emergency repairs and a doctor's letter for illness. Airbnb decides after reviewing the evidence. If you're unsure whether your situation qualifies, contact Airbnb before you cancel. Never cancel for a reason that would break Airbnb's nondiscrimination or accessibility policies.

A waiver isn't a clean slate

Under the Major Disruptive Events Policy (opens in a new tab), you can cancel a covered reservation without fees, but the calendar is still blocked and you get no payout. The policy covers things like government-declared public health emergencies, mandatory evacuation orders, large-scale utility outages and unforeseeable natural disasters. It excludes foreseeable weather such as hurricanes during hurricane season, unless that weather triggers a covered event like an evacuation order. The host cancellation policy also says a waived fee doesn't remove every other consequence.

When a guest breaks your house rules

Before check-in. If the guest says in messages that they'll bring extra people, a pet or a party when your rules say no, save the messages. That's the proof Airbnb asks for. Cancel promptly, because Airbnb says hosts must cancel "in a timely manner" so guests can adjust their plans.

During the stay. Airbnb's house rules update (opens in a new tab) (updated Nov 3, 2026) says you can cancel without fees or other consequences if a guest breaks one of your house rules during the stay. Airbnb's cancellation steps (opens in a new tab) say a cancellation after a trip has started, or within 24 hours of check-in, is a special case and you should contact Airbnb. Document the violation first: messages, photos, noise monitor alerts and neighbor reports.

If a guest refuses to leave after a cancellation, the rules depend on your state and city. Talk to local law enforcement or a local attorney before you act. For an active party, see how to stop parties at your Airbnb.

Don't ask the guest to cancel instead

It's tempting to ask the guest to cancel so the fee doesn't hit you. Airbnb says not to. Its cancellation steps (opens in a new tab) say don't ask or encourage the guest to cancel for you, and doing so may bring consequences under Airbnb's policies. The host cancellation policy also says hosts may not encourage guests to cancel.

Airbnb tells guests the same thing. Its guest article, If your host asks you to cancel (opens in a new tab), tells guests to ask the host to start the cancellation and to contact Airbnb if the host insists. So the guest is likely to report the request.

What is allowed: if the guest wants to cancel for their own reasons, they start it themselves and your cancellation policy applies. If you agree to refund more than your policy gives, Airbnb's cancellation steps say to contact Airbnb to process it.

How to cancel on Airbnb

From Airbnb's cancellation steps (opens in a new tab) for desktop:

Vrbo's host cancellation rules

Vrbo's Host Cancellations Policy (opens in a new tab) applies to any Vrbo vacation rental booked on an Expedia Group brand. Its fees are higher than Airbnb's.

When you cancelVrbo fee
More than 30 days before check-in25% of the reservation amount
More than 48 hours but within 30 days50%
Within 48 hours, at check-in or after check-in100%

The reservation amount includes all nights plus mandatory fees such as cleaning, and taxes are added. For USD payouts the minimum is $50 and there is no maximum. Vrbo's policy also says encouraging or pressuring a guest to cancel counts as a host cancellation.

Vrbo's waiver reasons include a guest's intended or actual house rule violation (such as an unauthorized event), a maintenance emergency or safety threat, a large-scale travel disruption, a Vrbo platform error, a guest missing a payment, suspected fraud and certain regulatory changes. Vrbo's waiver article (opens in a new tab) says to request a waiver within 10 days of the cancellation by contacting Vrbo support. For a house rule waiver, the rule must have been published under "Rules & policies" when the guest booked, and you should keep guest messages on the platform.

Other Vrbo consequences can include no payout for the stay, a listing suspension of up to 14 days if no waiver is approved within 10 days, calendar blocks, loss of Premier Host status and lower search ranking.

Frequently asked questions

How much does Airbnb charge a host to cancel?

10% of the reservation amount more than 30 days out, 25% from 48 hours to 30 days, and 50% within 48 hours or after check-in, with a $50 minimum. You also get no payout for the stay.

Does a cancellation with a valid reason hurt Superhost status?

Airbnb says cancellations due to major disruptive events or other valid reasons don't count against your Superhost cancellation rate. Other cancellations do, and the requirement is under 1%.

Can I cancel if the guest is breaking house rules during the stay?

Yes. Airbnb says you can cancel without fees if a guest breaks one of your house rules during the stay. Because the trip has started, contact Airbnb to handle it.

Can I ask the guest to cancel so I don't pay the fee?

No. Airbnb says not to ask or encourage guests to cancel for you, and Vrbo counts it as a host cancellation.

Can I cancel within 24 hours of check-in?

Not online on Airbnb. You must contact Airbnb, and the fee tier for 48 hours or less applies unless a valid reason waives it.

How long do I have to ask Vrbo for a waiver?

10 days from the cancellation. Contact Vrbo support with the reservation ID, a short explanation and your proof.
