How to schedule cleaners for a rental (and when an app is worth it)
Short answer
For one rental and one cleaner, a text with each checkout date plus a shared turnover checklist is enough, and it costs nothing. A scheduling app earns its keep when you have two or more homes, back-to-back checkouts or several cleaners to coordinate. Turno is free for one property and $10 a month for each home where your own cleaner works, and Hospitable's free Essentials plan includes turnover tasks.
With one rental and one cleaner, you can schedule cleans by text: send each checkout date as soon as the booking lands and share the same turnover checklist every time. An app starts to pay off when the dates multiply: two or more homes, same-day turnovers or more than one cleaner. Turno is free for one property (opens in a new tab), so trying one costs nothing at one home. Every vendor fact below was checked on its official page on Nov 2, 2026.
The no-app method
- Text the dates when a booking comes in. Give the checkout time and the next check-in time, so your cleaner knows the window. The cleaner turnover message has the wording.
- Send the checklist once. In the turnover checklist, "Send to cleaner" gives you a link and a QR code. The link opens a printable, read-only copy with the rooms and tasks only: no door codes, Wi-Fi or guest details.
- Ask for a reply. A quick "got it" confirms the date, and a photo of anything damaged or running low saves a second trip.
- Check the week ahead. Look for back-to-back days and confirm those with your cleaner directly.
Your options, side by side
| Option | Cost | What it does for cleaning | Source, checked Nov 2, 2026 |
|---|---|---|---|
| Text plus our checklist link | Free | You send the dates; the link and QR code give your cleaner the same list every time | Our tool |
| Turno | $0 for 1 property. With more homes, $10 a month ($96 a year) for each billable property, meaning one with your own cleaner on it. $0 with Turno Marketplace cleaners only, though their service and platform fees apply | Creates cleaning jobs from your booking calendars, with photo-guided checklists and automatic payments to cleaners | Turno pricing (opens in a new tab) |
| Hospitable Essentials | Free, no property limit | Automates turnover tasks and task reminders, and includes cleaner coordination and payments. SMS notifications need a paid plan | Hospitable Essentials (opens in a new tab) |
| OwnerRez | $40 a month for the first property, $15 each for properties 2–3, after a 14-day trial | A cleaning date and time on each booking. Detailed scheduling goes through housekeeping partners, Turno among them | OwnerRez costs (opens in a new tab), OwnerRez housekeeping (opens in a new tab) |
Turno's 14-day free trial starts once you have two or more billable properties. Hospitable and OwnerRez are management software: cleaning is one feature among many, so they make sense when you want the rest too.
When an app is worth it
- Two or more homes. Every booking on every calendar is a date to pass on, and a missed one means a guest arrives before the clean. An app that reads your booking calendars creates each cleaning job for you.
- Back-to-back checkouts. A same-day turnover leaves no slack for a date that didn't get through. Automatic jobs and reminders take the relay out of your hands.
- More than one cleaner. You need to know who has which date and who has been paid. Turno pays cleaners automatically, and Hospitable Essentials includes cleaner coordination and payments.
If none of these apply, a text and a checklist link do the same job for free.
What an app adds to your turnover cost
A monthly app fee is a per-turnover cost, like laundry. Hypothetical example: two homes with your own cleaner on Turno is 2 × $10 = $20 a month. Over 16 turnovers that month, it adds $1.25 to each clean. Add that line to your turnover cost, then check that your fee still covers it with the cleaning fee calculator.
If you already use management software
Check what it includes before you add a separate app. Hospitable's free Essentials plan has turnover tasks built in. OwnerRez sets cleaning times on each booking and syncs them to its housekeeping partners. If cleaning is the only job you want automated, a cleaning app can be enough on its own: see whether you need property management software for one Airbnb.
